More than 3,200 new homes are moving forward at three sites across Markham following recent council decisions.

The biggest is near Highway 48 and 19th Avenue, where more than 2,000 homes are planned alongside a school site and a large piece of parkland envisioned for a city-wide sports park.

Another 1,183 units are planned near Leslie Street and Highway 7, while a much smaller project would bring 18 townhouses to Green Lane.

Here’s a closer look at the three projects:

Highway 48 and 19th Avenue — more than 2,000 homes

Council approved in principle a draft plan of subdivision at 10982, 11120 and 11274 Highway 48, south of 19th Avenue, subject to conditions.

The proposal from Treasure Hill and Fieldgate includes 550 single-detached homes, 817 townhouses and 700 medium-density units. The type of housing within the medium-density portion has yet to be determined.

The development would also set aside 2.43 hectares for an elementary school and 0.25 hectares for a parkette.

Another 29 hectares of public parkland is envisioned for a city-wide sports park. The land would be conveyed to the city through a separate commercial agreement with the landowners.

The proposal also provides for commercial uses along Highway 48 and across from the sports park. A new north-south road would connect the development to 19th Avenue, while an intersection is proposed on Highway 48 aligned with Dickson Hill Road. City staff are also working with the landowners and the Ministry of Transportation on a possible second Highway 48 access to provide more direct access to the sports park.

Leslie Street and Highway 7 — 1,183 homes

Shatsford Developments Inc. is proposing 1,183 residential units at 8432 and 8500 Leslie St. and 220 Commerce Valley Dr. W.

Council approved the project’s Official Plan and zoning amendment applications.

Four buildings are proposed at nine, 12, 38 and 42 storeys, with commercial space on the ground floor. The development also includes a new public road and a future public park.

Two existing six-storey office buildings would remain in operation.

95 Green Lane — 18 townhouses

The smallest of the three projects is at 95 Green Lane, east of Bayview Avenue, where 18 three-storey townhouses are proposed on a property that previously had a detached home.

Council approved the project’s Official Plan and zoning amendment applications.

The townhouses would be divided into two blocks and served by a private driveway. Each unit would have a two-car garage and rooftop outdoor amenity space. Six visitor parking spaces, including one accessible space, are also proposed.

The three projects still have further planning steps ahead. The Highway 48 subdivision was approved in principle and remains subject to conditions, while the final amendments for the Leslie Street and Green Lane projects will return to council.
